Inspection and estimate
What the inspection is, and how the work is priced
A visit, a look at every slope, and the findings written down for you to keep.
An inspector comes to the house, walks the roof or flies a drone over it, checks the attic if you let us in, and photographs what is there. You get the findings in writing. If there is work to do, you get an estimate that lists every item, so you can set it beside any other.
No signature is asked for at the inspection
The photos and findings are yours either way

How pricing works
What decides the price
A roof is priced from what is on it and under it, not from a rate per square foot.
The size of the roof in squares, and how steep it is
How much of it the hail actually damaged: repair or replace
Layers to remove, and the deck underneath
The material, and the flashing, vents and pipes
Permit, access, and how busy the season is after a storm
What the estimate includes, and what it doesn’t
Every item is on the page, so you can set it beside another quote.
Included: tear-off, disposal and cleanup
Included: a deck check, with a price per sheet of any wood replaced
Included: underlayment, drip edge, flashing, vents and ridge
Extra: rotten fascia or rafters, chimney masonry, skylights
Not ours to cover: your insurance deductible
What happens at the visit
An inspector looks at the ground, the roof or drone view, and the attic, and photographs each slope. The inspection has no fee. We tell you on the call when you will have the written findings.
After hours
We answer the phone Monday to Friday and on Saturday mornings, and read texts until 8 p.m. Monday to Saturday. We don’t have a night line. If water is coming in, say so on the call or in your text, and we try to tarp the same day. A Saturday visit doesn’t cost more.
When you get the number
Before any work starts, in writing, as one price for the work listed. We don’t quote a number over the phone for a roof we haven’t seen.
If the job changes
If we find rotten decking or a second layer after the tear-off, the price per sheet is already in your estimate, so only the count changes. We show you the photos first.
About the estimate
Do I need to be home?
Not for the roof. We call before we arrive and look from the yard and the roof. We only need you if you want the attic checked from inside.
What if you find rotten wood after the old roof comes off?
The estimate states a price for each sheet of replacement decking before we start. A surprise is then a number you already agreed to, and only the count can change.
Do you ask for a deposit?
Deposit and payment terms are written into your contract before you sign. Read them, and ask us anything that is unclear.
Do I need a permit?
For a full replacement, usually yes. If we pull it, it is on the estimate. Ask us who pulls it before you sign.
Ready for a look at the roof?
Tell us the address and when the storm hit. We will call you to set a day.
